About The Association

The Walden on Lake Houston Community Services Association is not affiliated with the Walden on Lake Houston Country Club.  It is a Texas Non Profit Corporation whose purpose is to manage the facilities, activities and business of the community for the current and long term benefit of all property owners. A full description of the purpose and authority of the Walden C.S.A. is contained in the Association's By Laws. All property owners in Walden are automatically members of the Community Services Association.

The Managing Agent for Walden on Lake Houston C.S.A. is Community Asset Management, Inc., (281) 852-1155.

Size Of The Association

The Association consists of 9 sections with a total of 2,501 lots. Of these, approximately 2,200 lots have homes built on them.

Maintenance Fees

The Association collects an annual assessment in advance from each lot owner. Assessments are used to provide various services to the community as is itemized on the budget. This assessment is payable annually on January 1. Any assessment not paid within thirty days after the due date bears interest at the rate of ten percent per annum. Community Asset Management, Inc. performs the billing and collection of maintenance fees.

Deed Restrictions

All properties in Walden on Lake Houston are subject to a set of "Deed Restrictions" which have the purpose of maintaining the quality of the neighborhood. A summary of this document is enclosed for your information, and a complete copy is available in the Documents section of this website.

Architectural Control Committee

All external improvements or modifications to your house, such as the installation of a pool, a patio cover, a fence, or change in house colors, must be approved in advance by the Modifications Committee (the "MC"). This is done to ensure quality improvements which will not detract from the value of your home or the neighborhood. The MC has up to 60 days to evaluate home improvements, so please submit your plans for any improvements well in advance of your starting date. Facilities

While the Association does not own recreational facilities such as a pool or tennis courts, it does operate a boat launch for the sole benefit of its residents. The boat launch and floating dock facility are secured, and the Association sells keys on an annual subscription basis.
